How often to flush a water heater in an Airbnb

Schedule it annually — early winter (November) is the right window in cold-water markets; mid-summer in hot markets. The flush takes 1-2 hours DIY or $80-180 by a plumber.

For STRs with hard water (most of the Southwest, much of the Midwest), reduce to every 6 months. Hard water leaves sediment 3-4x faster than soft water.

Why flushing matters more for STRs

A water heater fills with mineral sediment over time — calcium, lime, rust flakes. In a residential home using 60-80 gallons of hot water daily, sediment builds in a predictable pattern. In an STR with group cycles (4-6 people showering within an hour during turnover), the sediment churns and:

• Reduces effective tank capacity 10-30% over 5 years
• Insulates the burner element (gas) or the heating coil (electric), so the unit runs longer for same hot-water volume → higher energy bills
• Creates “popping” or “rumbling” sounds when sediment heats unevenly
• Accelerates tank corrosion → premature failure (typical STR water heaters fail at 8-10 years vs 15+ residential)

The 1-hour DIY flush (gas or electric)

1. Turn off the gas supply (or breaker for electric). Wait 30 min for the burner/element to cool.
2. Connect a garden hose to the drain valve at the bottom of the tank. Route the other end to a floor drain or outdoors.
3. Turn on a hot-water tap somewhere in the house (kitchen sink is fine) — this lets air in as water leaves.
4. Open the drain valve. Water runs for 20-40 minutes; first water out is rust-orange or full of grit.
5. Once water runs clear at the drain, close the drain valve.
6. Close the hose connection. Re-open cold-water inlet to the tank. Wait for the tank to fill (5-10 min).
7. Turn the gas (or breaker) back on. Restart the pilot if gas (most modern units relight automatically).

Time: ~90 minutes total, mostly waiting. Plumber cost: $80-180.

Anode rod — the bigger maintenance item

The anode rod inside the tank sacrifices itself to corrosion so the tank lining doesn’t. Anode rods last 3-5 years; a replaced anode can extend tank life 5-10 years. Cost: $30-50 in parts, plus 1 hr of labor. Most homeowners never check it.

When you can skip a year

• Brand-new water heater (under 12 months): skip the flush; check anode at 18 months.
• Soft-water market (rare in STR-popular regions): every other year is acceptable.
• Property unused for 6+ months: flush before re-occupying, not on a calendar.

Otherwise: annual, every year. The cost-of-failure (tank rupture, water damage to floor below) is too high to skip.

Signs you missed it

• “Popping” or “rumbling” sounds during heat-up (sediment boiling)
• Hot water runs out faster than it used to during back-to-back showers
• Hot water at the tap is rusty-tinged
• Higher gas or electric bill with no usage change
• Visible drip or pooling water at the base of the tank — stop using; replace immediately, tank is leaking from internal corrosion
