Cost to replace a full-size refrigerator in a short-term rental
$700–$2500 typical range. 12-year lifespan under STR conditions.
What it costs to replace a full-size refrigerator in an Airbnb
Honest range: $700-2500 installed. The cheap end is a basic top-freezer 18 cu ft from a builder-grade brand; the high end is a counter-depth French-door 22+ cu ft from Samsung, LG, or Whirlpool with smart features.
Most STR operators land between $1100 and $1600 — a 21-25 cu ft standard-depth with bottom freezer or French-door layout, no smart features, in a stainless or fingerprint-resistant finish.
Why STR fridges fail in 6–9 years (not 14)
Residential fridges average 14 years before replacement. STR fridges average 6–9. The killers:
- Door-cycle frequency. A typical guest opens the fridge 6–10x more often during a stay than a residential household. Door gaskets compress, magnetic seals fail, ice makers cycle constantly.
- Power instability during turnover. Cleaners unplug for deep cleans; HVAC cycles change while the unit is off; the compressor restarts under thermal shock.
- Overstocking. Groups load groceries to capacity, blocking the cold-air vents. The compressor runs longer; the cold plate fatigues earlier.
Spec for STR — what to actually buy
Standard-depth 21–25 cu ft, bottom freezer or French door. Skip top-freezer (looks dated in listing photos). Skip side-by-side (narrow shelves don’t fit group groceries well).
No internal water/ice through-door. Through-door dispensers are the #1 fridge failure point in residential use; they’re even worse in STR. Use an internal ice maker; skip water dispensers entirely.
Brand recs: Whirlpool WRF555SDFZ ($1300, French door, 25 cu ft) or LG LFCS22520S ($1500, French door, 22 cu ft). For budget builds: GE GFE26JYMFS (~$1100). Avoid Samsung’s ice-maker-prone French-door units (RF28R7351SR etc.) — they’re known for ice-maker failure within 3 years.
Installation realities
- Delivery + haul-away + installation: $100-250 added at most big-box retailers. Pay it.
- Plumbing for ice maker: Existing line if present, $40 saddle valve install if not.
- Cabinet clearance: Measure the opening before ordering. Standard-depth is ~33–36” deep; counter-depth is ~25–28”. A standard-depth in a counter-depth cutout sticks out 6–10”.
Lifespan math under STR conditions
| Type | Residential life | STR life |
|---|---|---|
| Top-freezer (basic) | 13–17 yr | 6–8 yr |
| French door (standard) | 12–15 yr | 6–9 yr |
| Counter-depth premium | 13–16 yr | 7–10 yr |
| Smart fridge with through-door dispenser | 8–12 yr | 4–6 yr |
The “smart fridge with dispenser” line is why we skip them — features fail before the compressor does.
Signs it’s time
- Compressor running near-constantly (electricity bill jumps)
- Door gasket peels, magnetic seal weak
- Temperature drift (food spoiling between turnovers)
- Ice maker dripping, leaking, or clogging
- Visible rust at the bottom or back
A repair-vs-replace breakpoint: if the repair quote exceeds 40% of replacement cost AND the fridge is over 6 years old, replace.
