Honest range: $3-8 per sq ft. DIY rental sander + materials: $1-2/sq ft (plus a weekend). Standard pro sand + stain + 3-coat poly: $3.50-5/sq ft. Dustless system with premium finish: $5-8/sq ft.

A 400 sq ft living room refinish = $1,400-2,000 pro. A 1,000 sq ft whole-floor refinish = $3,500-5,500. Compared to full hardwood replacement at $12-18/sq ft, refinishing is 1/3 to 1/4 the cost.

Refinish vs replace — the breakpoint

Refinish when:

Best STR stains (hide wear):

• Gray-brown blends (Bona Driftwood)
• Natural / clear (lets the wood character hide minor scratches)

Worst STR stains (show wear):

• Ebony / Jacobean (every speck of dust visible)
• Pure white / blonde (yellow stains from spills are obvious)
• High-gloss finishes (any scratch is dramatically visible)

Use matte or satin finish, not semi-gloss. Matte hides scratches; gloss highlights them.

What to actually buy

Stain: Minwax Special Walnut (DIY) or Bona DriFast Special Walnut (pro). $20-40/gallon.

Sealer + finish: Bona Mega ONE (water-based, low-VOC, dries in 2 hours per coat). $90-110/gallon. 3 coats over 8 hours = floor walkable in 24 hours.

For traditional pro: Minwax oil-based polyurethane (cheaper, slower cure, longer-lasting finish). Adds 4-7 day cure time.

Avoid: any contractor who uses solvent-based shellac under a poly finish — non-standard, hard to recoat in future refinishes.

Installation realities — the timeline

Day 1: clear furniture, remove baseboards (optional), sand to bare wood (3 grits: 36, 60, 100). Day 2: vacuum, stain, allow 4-12 hr dry. Day 3: 1st coat poly, light sand, 2nd coat poly. Day 4: 3rd coat poly, allow 24 hr cure before walking, 7 days before furniture.

Full process: 4-5 days from “guests out” to “guests in.” Budget the calendar gap.
